Please read carefully before starting the rental process. This is the rental agreement you will be required to sign
online during the reservation process.

VACATION RENTAL CONTRACT

This vacation rental contract is a legal agreement between Ali’i Beach Rentals (also referred to as “Property Manger”) and you, the Renters (also referred to as “Tenants” and “Guests”). This contract is entered into agreement as of the date when the Renters place their reservation hold online and the reservation is screened and accepted by the Property Manager. The Property Manager will notify the Renters by email when their reservation is accepted.

Payment Policy:

Full payment is due 60 days prior to check-in. If you confirm your reservation within 60 days of check in payment is due immediately. The refundable damage deposit is put on hold (not charged) 7 days before check in and will be taken off of hold upon check out as long as the inspection finds everything in good order. If anyone smokes in your vacation rental you will loose your damage deposit.

Cleaning Policy:

The departure cleaning fee pays for the cleaning of your vacation rental when you check out. Please make sure that the dishes are clean and the trash is taken out when you check out or you may be charged an additional cleaning fee for leaving the vacation rental in excessive disarray.

Tax Policy:

Honolulu county requires us to charge an 11.9% Occupancy Tax.

Reservation Policy:

We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following:

1) Tenants will turn the Air Conditioning off whenever we leave the vacation rental.

2) Tenants will make know the terms of this Rental Agreement to all tenants and guests.

3) Tenants understand this is a NON SMOKING Property.

4) Tenants will be completely responsible for any and all damage to the property caused by our negligence.

5) Tenants will hold the Property Managers and Property Owners harmless from any and all bodily injury and/or property damage incurred on the property arising out of our negligent acts or omissions. See disclaimer below.

6) Tenants will forfeit any portion of the security/damage deposit that is reasonably attributable to broken, damaged, or missing items.

7) Tenants understand cars parked on property that do not have expressed permission will be towed at owners/drivers expense.

8) Tenants will forfeit the full rental fee, if cancellation is made less than 60 days from arrival.

9) Tenants understand all rental monies are due 60 days prior to arrival.

10) Tenants will forfeit security deposit if doors are not locked upon check-out.

11) Tenants will not hold the Property Manager responsible for any items left after our check out.

12) Tenants understand lost keys will incur replacement costs of $100 per key or magnetic common area FOB key.

13) Tenants understand this is not a party house.

14) Tenants understand NO PETS allowed.

15) The Renter must be 21 years of age to book this property.

16) Each tenant shall be responsible for disposing their own trash in the designated area.

Property Manager reserves the right to refuse service to anyone. The Property Manager will not be responsible for accidents or injury to guests or for loss of their money, jewelry or valuables of any kind.

Disclaimer:

Renters understand that the Property Manager or Property Owners are not responsible for any personal injury.

And further that the Property Manager or Property Owner are not responsible for any personal injury or loss or damage to tenants’ property caused directly or indirectly from inclement weather conditions, robbery, vandalism, Acts of God or nature, accidents related to fire, stoves, or any unforeseeable circumstances.

Under no circumstances will tenants or their guests hold the Property Manager or Property Owner of the Vacation Rental responsible for any damages or claims of any kind resulting from their stay, except for intentional acts of harm.

This agreement and disclaimer applies to Tenants and all guests in the Tenants party.

I, the Renter, have read, understand, agree to, and will abide by this rental agreement and all conditions stated herein.
