Terms and Conditions
Please read carefully before starting the rental process. Also, note that there is a different rental contract with a different payment policy for our luxury vacation houses. VACATION RENTAL CONTRACT
This vacation rental contract is a legal agreement between Ali'i Beach Rentals (also referred to as "Property Manager") and you, the Renters (also referred to as "Tenants" and "Guests"). Renters agree that this contract will not go into effect until their online reservation request is screened, and accepted by the Property Manager. The Property Manager will notify the Renters within 48 hours via email confirmation when their reservation is accepted.
Payment Policy:
Full payment is due 30 days prior to check-in. The refundable damage deposit is put on hold (not charged) on the Renters credit card 7 days prior to check in and will be taken off of hold upon check out granted our inspection finds the property in good order. If anyone smokes in the vacation rental tenant will forfeit the entire damage deposit.
Cancellation Policy:
There will be no refunds for cancellations or changes to booking dates if made within 30 days of the Renters check in.
Cleaning Policy:
The departure cleaning fee does not cover daily maid service, but will pay for the cleaning of your vacation rental when you check out.
Tax Policy:
Current rates for General Excise Tax and Transient Accommodations Tax will be charged to the Renter. These taxes will be quoted to the Renter before they book.
Reservation Policy:
1) Renters agree to turn off Air Conditioning when not at home.
2) Renters agree to make known the terms of this Rental Agreement and all house rules to all tenants and their guests. Renter also understands that if upon check in there is not a copy of the House Rules then they must promptly request a copy via email from the Property Manager.
3) Renters agree to not smoke on property and it is understood that if they do they will lose their damage deposit.
4) Renters agree to be completely responsible for any and all damage to the property caused by Renters or their guests. Tenants will forfeit any portion of the damage deposit that is reasonably attributable to broken, damaged, or missing items.
5) Renters agree that cars parked on property that do not have the expressed permission to do so will be towed at owners/drivers expense.
6) Renters will forfeit the full rental fee, if cancellation is made less than 30 days from arrival.
7) Renters agree and understand that full payment is due 30 days prior to check-in.
8) Renters will forfeit security deposit if doors are not locked upon check-out.
9) Renters agree that they cannot hold the Property Manager responsible for any items left behind after check out.
10) Renters agree that lost keys will incur a replacement cost of $100 per key and/or magnetic common area FOB key.
11) Renters understand that parties and/or excessive noise/music is not permitted on property
12) Renters agree that NO PETS are allowed on property unless the pet is ADA certified and the proper documentation of certification is provided to the Property Manager prior to confirmation of the reservation.
13) Primary Renter must be at least 21 years of age to rent this property and is required to be staying on the premises.
14) Renter understands that the Property Manager reserves the right to refuse service at their discretion.
15) Renter agrees that any funds distributed as a result of a Damage Waiver Insurance claim will go directly to the Property Manager.
Disclaimer:
Renter agrees to hold Property Manager and/or Property Owners harmless and agree to indemnify the Property Manager and/or Property Owners for legal expense or payment of claims arising out of bodily injury, personal property damage, personal injury occurring on or about the premises, robbery, vandalism, acts of God, inclement weather conditions, or accidents related to fire.

VACATION RENTAL CONTRACT FOR LUXURY HOMES
This vacation rental contract is a legal agreement between Ali'i Beach Rentals (also referred to as "Property Manager") and you, the Renters (also referred to as "Tenants" and "Guests"). Renters agree that this contract will not go into effect until their online or phone reservation request is screened, and accepted by the Property Manager. The Property Manager will notify the Renters within 48 hours via email confirmation when their reservation is accepted
Payment Policy:
A 20% non-refundable rental deposit is due immediately after the Renters reservation is confirmed and full payment is due 60 days prior to check-in.
Cancellation Policy:
There will be no refunds for cancellations or changes to booking dates if made within 60 days of the Renters check in. The 20% non-refundable rental deposit is never refundable no matter how far in advance the Renter cancels.
Cleaning Policy:
The departure cleaning fee does not cover daily maid service, but will pay for the cleaning of the property when Renter checks out.
Tax Policy:

3) Renters agree to not smoke on property and it is understood that if they do they will be held liable for all costs associated with removing the smoke odor from the entire property.
4) Renters agree to be completely responsible for any and all damage to the property caused intentionally or unintentionally by Renters or by their guests. Renters agree to pay for all costs associated with broken, damaged, or missing property, which includes the structure itself.
5) Renters will forfeit the full rental fee, if cancellation is made less than 60 days from arrival and Renter understands that the 20% non-refundable rental deposit is never refundable no matter how far in advance the Renter cancels their reservation.
6) Renters agree and understand that a 20% non-refundable rental deposit is due immediately after the Renters reservation is confirmed and the full payment is due 60 days prior to check-in.
7) Renters agree to lock all doors upon check-out.
8) Renters agree that they cannot hold the Property Manager responsible for any items left behind after check out.
9) Renters agree that lost keys will incur a charge for all costs associated with having the locks re-keyed or replaced.
10) Renters understand that parties, excessive noise/music, or functions of any sort are not permitted on property without expressed permission in writing from the Property Manager.
11) Renters agree that NO PETS are allowed on property unless the pet is ADA certified and the proper documentation of certification is provided to the Property Manager prior to confirmation of the reservation.
12) The primary Renter must be at least 25 years of age to rent this property and is required to stay on the premises.
13) Renter understands that the Property Manager reserves the right to refuse service at their discretion.
14) Renter agrees that any funds distributed as a result of a Damage Waiver Insurance claim will go directly to the Property Manager.
